Leamington Pavilion enjoys a prime location and is widely recognised as one of the premier homes in the Caribbean. Stepping into the elegant reception room, attention is immediately caught by the striking oil paintings and Louis XIV carved columns, while the garden views, dominated by the classical swimming pool, are quite breathtaking. The terrace and informal dining area provide the perfect place for casual entertaining; whilst for more formal affairs, there is a lovely coral-stone dining room, romantically lit by candles at night. The four air-conditioned en suite bedrooms comprise two masters and two twins, and are housed in the main building. 

 *** Please be advised that construction work is taking place next door. Visually, Leamington Pavilion is undisturbed, due to its high shrubbery and a line of trees, but disturbance is still to be expected. The majority of the heavy groundwork has been completed, so the overall noise pollution has been reduced.

Leamington Pavilion was designed in the 1950s by the late English Stage Designer, Oliver Messel, and is a fine example of his distinctive style. It is extremely ornate, yet is unpretentious, and exudes refinement from the moment you step through the grand doorway.

From the main entrance room, follow the hallway into the exquisite drawing room, furnished with natural gold tones and antiques. This is one of the more formal areas of the house and looks onto a well-furnished terrace. Next, you'll find the formal dining room, with a kitchen across the hallway. There's also a garden room, where afternoon tea is served. The main bedroom wing houses the two larger bedrooms: the Study Suite and Master Bedroom. Opposite, you'll find the north wing, with two further twin bedrooms, both with en suite facilities. The property features cable television, an iPod docking station and a wireless broadband connection.

  • Facilities: The Master Bedroom is the largest at Leamington Pavilion and boasts a canopied king-size bed, fine-quality linens, a ceiling fan, air-conditioning, a safe and a marble en suite bathroom with crystal chandeliers. This room opens onto a trellised seating area featuring comfortable seating, a plasma-screen television, flowering vines and stunning views. Delicate furnishings soften the formal ambience.

Dine in the formal dining room; there's seating for up to twelve guests, a crystal chandelier and Wedgwood china: enjoy afternoon tea in the Garden Room, or opt for an informal meal on the casual dining terrace.

The Chef is on-hand to prepare breakfast, lunch and dinner - there is no set menu, you simply request your personal favourites and the Chef will shop for the appropriate ingredients.

External facilities at the villa

Venture outdoors to discover the covered terrace, casual dining terrace and two lattice-work gazebos. One gazebo has a delightful day-bed from where you can lie and admire the water features dotted across the two acres of landscaped gardens, which culminate in 200ft of frontage onto the beach. The swimming pool measures 48ft x 23ft and has a depth of 4ft to 6ft and has a poolside shower. Additionally, there is an on-site tennis court, with four tennis racquets provided.

Staff include: a Property Manager, Butler, Chef, two Housekeepers, a Gardener and a Night Watchman

Beach Facilities

The villa nestles into the shoreline of a rocky reef which, although pretty, isn't suitable for swimming. Instead, traverse the short walkway to a small, sandy beach which boasts its own jetty and swimming area.

Golf courses at Royal Westmoreland resort and Sandy Lane hotel are a twenty-minute and fifteen-minute drive away, respectively, and for those who don't want to leave their fitness regime at home, there is a well-equipped gym and a lawn tennis court. Guests are also able to enjoy the spa facilities at Sandy Lane hotel.

Additionally, vibrant Holetown and historic Speightstown are nearby and offer a plethora of fine dining, beachfront cafes, shopping and nightlife options.
